Is the medical building already built?
No. The building is proposed and in the drawings. That is the advantage of registering early: suites are configured to tenant requirements before construction, and the landlord builds to suit. Occupancy runs 12 to 16 months from lease execution.
How much medical space is available?
Approximately 20,000 square feet in total: a roughly 10,000 SF ground floor and a roughly 10,000 SF second floor. Space is demisable from approximately 1,000 SF, so a single practice, a full floor, or the whole building can be accommodated.
What healthcare uses are permitted?
The site is zoned LD (Lower Downtown) under City of Brantford Zoning By-law 124-2024. Medical office, medical clinic, alternative health care, pharmacy and veterinary clinic are permitted as of right, along with general office, child care, commercial school, financial institution and retail.
Do I need a rezoning or minor variance?
No. Medical use is permitted as of right in the LD zone, so no rezoning or minor variance is required. Only site plan approval and a building permit are needed, which means your timeline is a build-out timeline rather than an approvals timeline.
Will the landlord build out my clinic?
Yes. Shell or turnkey landlord build-out is available and negotiated per suite. Build-out scope and allowance are agreed at lease execution, drawings are finalized, and the landlord delivers the fit-out to your specification.
What are the rents and TMI?
Rent is quoted net, plus TMI, and is negotiated per suite, size, floor and use. Rates are not published: the full rate framework, including the estimated TMI band, is sent directly to registered practices, usually the same business day.
How much parking is there?
424 on-site spaces, including 14 barrier-free spaces and 8 loading spaces, at a ratio of approximately 4.5 per 1,000 SF. The field is sized for grocery-anchor peaks, so capacity holds even on event nights at the arena across the street.
Can I secure exclusivity for my use?
No plaza-wide exclusivity restrictions currently encumber the property, so incoming tenants have unusual freedom to negotiate protective use provisions. A pharmacy operates within the FreshCo anchor and a dental practice is established on-site; the exclusivity slate is otherwise open, and use protections are addressed at the letter of intent stage.
Is the plaza going to be demolished or redeveloped?
No. The prior mixed-use redevelopment plan for the broader site has been shelved and no demolition of the existing plaza is contemplated, so tenancies are stable and long-term leases can be taken with confidence.
Which floor suits my practice?
The ground floor suits high-visibility, high-volume uses such as family medicine, walk-in, pharmacy, blood collection, diagnostic imaging and veterinary. The second floor suits specialists, allied health, mental health, medical aesthetics and health-adjacent professional services.
